Mortgage affordability in Arkhangelsk region remains tight enough that only about one in five families could service a market-rate home loan, underscoring how high borrowing costs are still squeezing Russian household demand for housing.
Arkhangelsk mortgage affordability stays weak
Analysts at RIA Rating placed the region 31st in Russia, saying 22.3% of families can afford a mortgage on current terms. On their assumptions — a 60-square-meter apartment, a 30% down payment and prevailing market rates — the monthly payment comes to 74,200 rubles.
That level of repayment is a heavy burden for many households and helps explain why housing demand in lower- and mid-income regions remains constrained even where local property prices are less punishing than in Moscow or St. Petersburg. For lenders, it points to a smaller pool of qualified borrowers and a mortgage market that depends heavily on subsidies, preferential programs or stronger wage growth.
The affordability gap also matters for the broader economy. When mortgage payments absorb too much of household income, fewer families move into new homes, fewer apartments are sold and construction demand softens, hitting developers, banks and regional consumption in one chain.
Reader response from 29.RU’s Telegram channel mirrored that strain: of 56 respondents, 49 said they could not afford a loan at that payment level, four already have a mortgage and only three said they could manage one.
The key question for investors is whether high rates and weak affordability keep suppressing housing turnover and mortgage originations across Russia’s regions, or whether policy support and easing financing conditions can revive demand later this year.
