A more than year-long sale process for Prague’s Riverside Karlín office complex has closed, giving the Czech market its largest real estate transaction of the year and underscoring renewed appetite for prime income-producing office assets.
Prague Riverside Karlín office sale closes

The deal covers five office buildings — Mississippi House, Amazon Court, Nile House, Missouri Park and Danube House — and marks a major vote of confidence in a sector that has been under pressure from higher borrowing costs, remote-work headwinds and weak investor sentiment. The seller is Austrian landlord CA Immo, while the buyer is Radomír Lapčík, founder of Trinity Group and Trinity Bank, whose move confirms a broader push into real estate.
For investors, the transaction matters because it provides a fresh price reference for high-quality offices in central Prague, a market where deals have been scarce and valuations have been slow to reset. It also shows that capital is still available for standing assets with stable occupancy and strong tenant appeal, even as commercial real estate remains one of the more fragile corners of the property market.
Danube House is the best-known of the five buildings, thanks to its triangular design and appearance in the opening scene of Casino Royale. Trinity said the tower was fully leased months before the renovation was completed, a sign that well-located, upgraded offices can still command demand despite broader office-market caution.
The purchase also strengthens Lapčík’s footprint beyond banking and highlights the role of domestic capital in filling the gap left by more cautious international buyers. With commercial property sentiment still weak across the sector, the transaction may become an important benchmark for future office sales in Prague.
The next focal point for investors will be whether the Riverside price encourages more portfolio deals in Czech offices or simply stands out as a rare trophy asset trade.
