Kore US Reit has finished its second full-floor spec-suite development at The Plaza Buildings in Bellevue, Washington, a small but telling sign that landlords are finding demand for ready-to-occupy office space even in a still-fragile U.S. office market.
Kore US Reit leases Bellevue spec suites

The development, called The Post at 10800 The Plaza Buildings, was 50% pre-leased at completion, with management saying there is “strong leasing interest” in the remaining suites. That matters because pre-leasing reduces downtime, supports cash flow visibility and lowers the amount of capital tied up in vacancy at a time when office owners are still contending with elevated financing costs and uneven tenant demand.
The project spans 15,400 square feet across six studio suites and an amenity hub, aimed at small and mid-sized occupiers that want flexibility and faster move-in times. For Kore US Reit, the strategy is about shortening leasing cycles and cutting long-term turnover costs by delivering fitted-out space rather than leaving tenants to shoulder their own build-out expenses.
It is also a continuation of a pattern the manager is highlighting to investors. Earlier spec-suite developments at The Greenhouse in Bellevue, Ventuno in Houston and Iron Point in Sacramento were all fully leased after delivery, suggesting the format can work in selected submarkets where demand skews toward smaller users and turnkey space. Bellevue’s tech-linked tenant base makes it a logical place to test that proposition, even as the broader U.S. office sector remains under pressure from hybrid work and tighter lender scrutiny.
For Kore US Reit, the immediate investor takeaway is operational rather than transformational: the project should help stabilize occupancy and rental revenue, but it does not erase the larger challenge of refinancing and asset performance across a sector where investors remain cautious. The units closed down 1.3% at US$0.15 before the news, underscoring how little room the trust has for missteps.
The wider market backdrop is mixed. Office leasing activity is improving in some pockets, and real estate managers are leaning more heavily on fitted space to compete for tenants. But the recovery remains uneven, which means the success of these spec suites will depend on whether Kore can keep converting interest into signed leases without sacrificing returns.
