A $7 million single-family home in Glen Ellen was the most expensive residential sale reported in the wine-country enclave over the two weeks ended Oct. 18, underscoring that the ultra-luxury end of the housing market can still clear at lofty prices even as broader U.S. home sales weaken under the weight of higher mortgage rates.
Glen Ellen Home Sells for $7 Million
The top five recorded sales in the Sonoma County community averaged $3.98 million, or about $1,009 a square foot, a reminder that trophy properties are trading in a different universe from the mainstream market. The priciest deal, a 5,687-square-foot home at 1500 Morningside, fetched $7 million, or $1,231 a square foot, followed by a $6 million sale on Warm Springs Road and a $3.58 million transaction on Arnold Drive.
That matters because it shows where housing stress is and is not showing up. The latest U.S. new-home-sales data pointed to demand cooling as borrowing costs remain elevated and affordability stays stretched. Yet at the high end, buyers with cash or limited financing sensitivity are still willing to pay premium prices for scarce, lifestyle-driven inventory in markets like Glen Ellen.
The contrast is important for investors watching housing-related cash flows, property values and transaction activity. In mass-market housing, higher rates can delay purchases and force sellers to offer concessions. In luxury enclaves, supply remains thin and comparable sales are limited, which helps support pricing even when the broader market slows. That dynamic also tends to favor well-located single-family homes and penalize segments tied more directly to mortgage affordability.
For the market, the message is that housing is not moving in one direction. Rate pressure is biting hardest in ordinary transactions, but top-tier real estate in affluent, supply-constrained communities can remain resilient. If mortgage rates stay elevated, the gap between luxury and mainstream housing performance is likely to widen, not narrow — an important backdrop for homebuilders, mortgage lenders, real estate brokers and investors looking for pockets of durability.
